"I like the house! What do I do now?"
Review the property list and the price. Check whether the house has comparables so you can determine the real value — the equity.
Confirm availability before you invest any more time in the deal.
See the property with someone who has renovation experience so you can estimate the repair cost accurately.
Once you have the renovation cost, calculate your Return on Investment — what you will actually earn whether you buy cash with your own money or with money from a private lender.
Once you know roughly what your profit will be, submit your offer.
Make sure you are pre-qualified so the numbers make sense on both the purchase loan and the renovation loan. Your profit margin should be above 30%.
If your offer is accepted and you are 100% sure of the numbers and comfortable with your lender and your projected profit — whether it's your cash or the lender's — then proceed with the purchase.
When you receive the contract, have someone who knows these transactions review it. Confirm the house is Free and Clear title — a clean title — and read the other important notes in the contract. If everything is in order, place your deposit immediately.
The same day you place the deposit and have a copy of the contract signed by seller and buyer, go straight to your lender so they can work the loan and you can close in under 15 days.
On closing day you go to the title company to sign. Expect the HUD and have someone help you read it. Make the closing payment and sign.
Repeat this same process so you can buy a minimum of 2 to 4 houses per year.
